Advantages of new buildings over secondary housing.

When people are faced with the need to buy a new home, many first turn their attention to the secondary market. Such real estate is considered more understandable and reliable. Not so long ago, the dream of buyers was a solid “Stalinka”. She was a symbol of success, high social status and prosperity of the owner.

However, today on the market there are many new, high-quality, convenient and comfortable real estate, which not only is not inferior to the houses of the Stalin era, but in many respects surpasses them. Thus the apartment in the new house quite often manages cheaper than the secondary real estate. So now many buyers have to decide which is better – a new building or “secondary”.

Features of primary and secondary housing

A characteristic feature of the “secondary” is predictability. Most people are well aware of what are all the typical buildings of the Soviet period and what types of planning they have. Therefore, even a cursory glance at the living space is enough to understand what it is. All the advantages and disadvantages of secondary housing can be assessed during the inspection. You can move in immediately after purchase.

You can also enter the apartment in the new building immediately after buying it. But only if the house has already been commissioned. If the residential complex is still under construction, investors can imagine their new housing only on the basis of design and estimate documentation. They do not know what their apartment will look like in reality and what defects will be in it.

Risks when buying primary and secondary real estate

When buying square meters in a new building, the investor risks losing his money due to dishonesty or incompetence of the developer. Often the construction time is catastrophically delayed. Sometimes construction is even frozen for a long time. If people have invested their last savings in new housing, they may be left without money and without a home.

The risk of construction delays is high regardless of the stage at which the investment agreement was concluded. Construction may not be started or suspended at the stage of finishing works. Sometimes people cannot move into a finished house because it is not commissioned or connected to communications. In order not to become hostage to such a situation, you need to carefully check the reputation of the developer at the stage of choosing a new building.

Those who are afraid to buy an apartment in a new building, secondary housing is considered a safer option. However, it is in the secondary market that real estate scams occur more often. There are many fraudulent schemes that allow unscrupulous citizens to deprive buyers of money.

The main pros and cons of primary real estate

Apartments in new buildings frighten potential buyers with possible defects, low quality of materials, remoteness from public transport stops and lack of finishing works. However, such fears are often unfounded. Modern residential complexes are built using the latest technologies, materials and systems that have high energy efficiency and excellent thermal insulation properties. They allow you to create a comfortable environment at home and save on utilities.

Some apartments are put into operation without interior decoration and interior partitions. This allows newcomers to make their own planning and implement any interior design. People who do not want to spend time and money on repairs in a new building, can choose an apartment with finishing work. The class of real estate and its value depend on the quality of finishing works and materials used.

Many recently built housing units are located near public transport stops and close to infrastructure: schools, kindergartens, hospitals and shops. Near them there are spacious parking lots, playgrounds and sports grounds. Modern construction companies are arranging and arranging the adjacent territory.

An important advantage of primary housing is the ability to purchase it at a much lower price. If you sign a contract with a developer at the stage of the pit, you can buy a new comfortable home for 30-35% cheaper. The disadvantage of this option is the impossibility of rapid settlement.

The main pros and cons of secondary real estate

Most of the buildings of the late Soviet period were built on panel technology using reinforced concrete structures. Such buildings have poor noise and heat insulation, but quite acceptable planning. Houses of an earlier period, built in the 60-70s of last century, have the most inconvenient layout and small area. They were also built mainly on panel technologies from reinforced concrete structures. Although some “Khrushchev”, built of brick, do not have very good sound insulation, as the interior floors and walls were usually created from concrete panels.

The “stalinok”, built in the 30-50s of the 20th century, has an excellent reputation. They have large rooms, high ceilings and excellent sound and heat insulation. Their main disadvantage is the lack of a full balcony. However, housing built 60-80 years ago requires significant investment. In “stalins” it is necessary to change not only windows, doors and internal furnish, but also all communications. It is even harder to repair older secondary real estate. In such houses, even the walls are often destroyed.

Although many consider the main advantage of “secondary” accessibility, this statement is true only for prefabricated houses with small apartments located in remote areas of the city. The cost of housing in the “stalins”, which are located in the central areas, is very high. But even with the availability of many apartments in old houses, the option of buying the “first” at the stage of the pit is still more attractive in terms of price. Especially if you compare housing with similar characteristics.

There are no large parking lots near the old houses. Often there is not even a playground near them. Many houses do not have an elevator, and some apartments have a balcony. But on the secondary market you can find an apartment with good neighbors. Investors cannot determine what the neighbors in the new building will look like. What is better to buy, “secondary” or new building, also depends on the personal preferences of each buyer.

Recent trends in the real estate market

Recently in Kyiv and Lviv there has been a steady increase in the number of people who prefer primary housing. At present, the number of people who invest in new buildings is 15-20% higher than the number of buyers on the “secondary”. That is, out of 10 potential investors, more than half choose new buildings. And this in the context of continuing the upward trend in prices for new real estate.

The primary market is more attractive to people because it allows you to enter into a contract for the purchase of an apartment with renovation from the developer with an initial payment of 5-7 thousand dollars. There is nothing to do with such an amount on the secondary market. Banks do not yet offer such an affordable mortgage to buy a “secondary”. Developers also provide installments, which allows the investor to pay monthly.

Another factor that forces buyers to reorient to the new housing market is the unwillingness of the owners of the “secondary” to reduce the price. They are waiting for the “bubble” in the primary market to burst. However, so far there are no preconditions for such a development due to the active growth of the new real estate market. Construction companies are building more and more residential complexes, many of which are already at the stage of full readiness. Therefore, it will not be possible to change the situation in the near future. Whether to buy an apartment in a new building, or better to wait for lower prices for “secondary” – everyone decides for himself.
